King George Hub

Completed: 2021

King George Hub is redefining Surrey’s city center. A modern update to the heart of the community, the hub connects transit, retail space, residential towers, and office space. A central plaza joins the hub together and creates a walkable environment.

Phase B of King George Hub consists of two residential towers, an office tower, and a mall concourse over three levels of shared below-grade parking. Commercial and retail spaces occupy the first levels of the 40-storey and 29-storey residential towers and 15-storey office tower. Multiple space types between buildings led to three separate glazing manufacturers, multiple roof configurations, and challenges integrating trades and building envelope transition details.

Justin Unger from 4EA worked closely with Ledcor and MCMP on this design-build project. Starting with the early design, Justin consulted on the thermal performance of assemblies and product performance criteria to provide a framework for design-build contractors. Moving through construction, we found communication and understanding were key in providing timely and effective solutions to site detailing, which helped keep the team moving to meet tight schedule constraints.
