This 49-unit mixed-use building is Seattle’s first volumetric modular apartment building. Prefabricated, stackable wooden apartment units were built offsite, then shipped and assembled at the final location. Modular construction allows project teams to save time without sacrificing quality or safety standards, and is an up-and-coming method of constructing multi-family buildings. Emmons on 3rd was awarded Honorable Mention at the 2014 AIA Honor Awards and the 2015 WoodWorks Multi-Story Wood Design Award.

4EA sought to Find A Solution by working with the design team, manufacturer, and general contractor to maximize processes that could be completed offsite while providing a durable, completed building enclosure. Windows and weather barriers were installed at the factory while seaming of these elements, along with cladding installation, was completed in the field. 4EA collaborated with the design and construction teams to solve many unique challenges of this new construction approach.
