Following land sale, Alliance plans 285 Tukwila units

A doomed old Tukwila office building at 130 Andover Park E. recently sold for $8.6 million, according to King County records. The buyer was CRP/AR Prose Southcenter Owner LLC, which is associated with regular partners Carlyle Group and Alliance Residential. The property is a little west of the Green River, and east of Westfield Southcenter.”
“The project achieved an 80% energy reduction from the Architecture 2030 Challenge baseline, a voluntary program for design firms to track and report project energy reduction with the goal of having their entire portfolio achieve carbon neutrality by 2030. This exceeded an initial target of 70%.”

“New state-of-the-art laboratories, classrooms and collaboration spaces augment current College of Science and Engineering facilities. The 110,000-square-foot building is home to Biology, Chemistry and Computer Science. In addition to lab spaces, the Sinegal Center offers the Billodue Makerspace, the Convergence Zone cafe by Microsoft, Oberto Commons and the Amazon Computer Science Project Center.”
Bosa Development pivots to 142-unit Bellevue condo tower

“Bosa Development abruptly stopped working last summer on its full-block condominium project in downtown Seattle. That high-rise plan remains a partially excavated pit. Now, over in Bellevue, there are new signs of life for its comparatively smaller 21-story, 142-unit condo project at 201 Bellevue Way N.E. That’s immediately east of Bellevue Downtown Park.”
With crane swinging, Graham moves above ground on 246 Redmond units

Also last summer, CIBC issued an $81.5 million construction loan for the project. The city calls it NLG Project One. The new ownership venture goes by RedCenter Village #1, and a marketing name for the building will likely emerge in another year or so.
The team also includes Viewtech (of Texas), structural engineer; [4EA Building Science], envelope; Terra Associates, geotechnical engineer; KPFF, civil engineer; Lighting Designs, lighting; Ground Support, shoring; Windsor Engineers (of Vancouver, B.C.), MEP; Weisman Design Group, landscape architect; and Robin Chell Design, interiors.
Project of the Week: Verde at Esterra Park

“Verde at Esterra Park is an eight-story multifamily residential development at 2808 Calder Ave. N.E. in Redmond. It has 634 units and several residential amenity spaces, including two courtyards, two rooftop decks and a central mews.”
Yesler Terrace project to open in May

“Units at 13th & Fir are a mix of studio, one-bedroom, two-bedrooms, three-bedrooms, and four-bedrooms and are designed to serve families of varying sizes and incomes. Eligibility for the apartments is based on income, with two tiers at 30% and 60% AMI. The 30% units are subsidized by the Seattle Housing Authority. All rents are adjusted based on income, and there is no minimum income required to be eligible. The leasing website lists rents starting at $680 for a studio and $1,126 for a four bedroom.”
Howard S. Wright to build Trammell Crow life-science project

“On a corner site in the Denny Triangle that it doesn’t yet own, Trammell Crow has been contemplating two different buildings: apartments or life science. The latest city filings at 901 Lenora St. show more progress on the latter, and the general contractor is now listed as Howard S. Wright (a Balfour Beatty Co.)”
“Ahead of tonight’s opening day game, the Seattle Mariners will debut a new indoor/outdoor events space across the street from T-Mobile Park at 1201 First Ave. S. The 9,500-square-foot venue, called Victory Hall, was announced in February and is located inside a historic warehouse that the team is developing into an entertainment and dining destination called The Boxyard. The warehouse was last occupied by Pyramid Brewery, which vacated in spring 2020.”
